Vastu for new build homes is most useful before you reserve. On a UK development you can often choose between several plots and house types, so compare the entrance direction, the shape of the plot, where the kitchen and main bedroom fall and what sits in the north-east corner, all before you sign anything.

Why vastu for new build homes starts at the sales office

With a resale home you inherit whatever direction and layout the house already has. On a new development the choice is wider. The same house type is often built on plots facing different ways, and many developers build "handed" versions, a mirror image of the standard plan. A handed house keeps the same rooms but flips them, which can move the kitchen from the south-east to the south-west, or shift the front door from the north-east end of the frontage to the north-west end, depending on the plot.

That makes the sales office one of the few places where a Vastu preference can be acted on without building work. The key is to look at every plot you are considering with a compass in mind, not just the brochure picture.

Reading the site plan with Vastu in mind

Find north first

Developer site plans usually carry a north arrow. Use it to work out which way each front door faces and where each garden lies. Brochure floor plans rarely show north, so mark it on yourself for every plot.

The shape of the plot

Vastu prefers square or rectangular plots. Corner plots, tapered plots at the end of a cul-de-sac and plots with angled boundaries are common on estates, so note where any irregularity falls.

Cut or extended corners

Traditionally, a plot or house that extends slightly towards the north-east is welcomed, while a missing south-west corner is treated with more caution. A missing north-east corner is also taken seriously, because that zone is linked with clarity and wellbeing.

What surrounds the plot

Open space, lower ground or a green to the north and east are traditionally favoured, while taller buildings or rising ground to the south and west are considered supportive. Also notice what faces the front door: a road running straight towards the house, an electricity substation or a large bin store would all be discussed in both Vastu and Feng Shui.

Comparing house types room by room

Once you know the orientation, check each plan against the classic Vastu zones:

• Entrance: north, east or north-east is traditionally preferred.
• Kitchen: the south-east, the zone of Agni, the fire element, with the cook facing east if possible.
• Main bedroom: the south-west, associated with stability and the head of the household.
• Toilets and bathrooms: ideally not in the north-east or the centre of the house.
• Staircase: better in the south, west or south-west than in the north-east.
• Centre: the Brahmasthan, kept as open and uncluttered as possible.

Open-plan kitchen-diners, now standard on many estates, blur these zones. In that case look at where the hob and sink actually sit rather than where the room label says "kitchen".

Questions to ask the sales team

1. Is this plot the standard or the handed version of the house type?
2. Can I have the plot-specific floor plan, not just the brochure layout?
3. Which direction does the front door face, and where does the garden face?
4. Where will the boiler, meters and any external plant be placed?
5. Are any other plots of the same type still available facing another way?

Keep the answers together; they are exactly what a reading needs.

When the ideal plot is not available

Almost every plot is a compromise between Vastu, location, garden size and timing. It is sensible to rank your priorities: the entrance and the north-east are usually weighted most heavily, while room use can often be adjusted after you move in. Vastu should sit alongside the practical advice of your solicitor, surveyor and mortgage adviser, never replace it.

Adjustments you can make after moving in

If the plot you choose is not ideal, a great deal can still be done inside. Rooms can swap roles, so a smaller bedroom in the north-east might become a study or prayer space. Beds and desks can be turned so you face a favoured direction. The north-east can be kept light, clean and uncluttered, while heavier furniture and storage go to the south and west. Lighting, colour and plants add another layer. None of this needs permission from the developer, and much of it can be planned before completion day.
