Vastu for buying a plot in the UK comes down to four checks you can make before an offer: the plot's shape and corners, which way the ground falls, where the road meets it, and what surrounds it. These sit alongside your solicitor's searches, planning advice and a ground survey, never in place of them.

Why plot Vastu comes before house Vastu

With a finished house, Vastu works within walls that already exist. With land, you are choosing the container itself. Once you own an awkward shape or a slope running the wrong way, every design decision afterwards becomes a correction. For UK self-builders, people buying a garden plot or anyone looking at a site with planning permission, this is the easiest moment to be choosy.

It is a different decision from choosing a plot on a developer's estate, which our guide to picking a new-build plot off-plan covers, and it comes earlier than walking round a finished house, where the viewing-day checklist applies.

If you have a plot in mind now, send us the listing and the site plan and it can be looked at before you commit.

Vastu for buying a plot in the UK: the four site checks

1. Shape and corners

Square and rectangular plots are traditionally preferred. A plot slightly wider at the back than at the road (gaumukhi, "cow-faced") is often considered good for homes, while one wider at the road (simhamukhi, "lion-faced") is usually associated with commercial use. Missing corners matter most in the north-east. An extended north-east is generally seen positively, an extended south-west far less so.

Squaring an irregular plot

Where the boundary is irregular, practitioners commonly suggest marking out a regular rectangle for the house and its main garden, then treating the leftover triangles as planted or service areas with their own fencing or hedging.

2. Slope and water

Ground that is higher in the south and west and falls gently towards the north and east is the traditional ideal, so that rainwater drains towards the north-east. On hillside sites, from the Pennines to the valleys of South Wales, the fall can be the dominant feature of the plot, so record its direction carefully and talk to your designer about how levels will be handled.

3. Where the road meets the plot

Roads on the north or east are traditionally favoured for homes. A road that runs straight into the plot at a T-junction, known as veedhi shoola, is judged by where it strikes: into the north-east part it is often seen as acceptable or even good, into the south-west it is usually avoided. Backland plots reached by a private drive raise the same question about the direction from which you arrive.

4. What surrounds it

Tall buildings, mature trees or rising ground to the south and west are considered supportive. The same features to the north or east are felt to block light and openness. A pond, stream or reservoir is traditionally better placed to the north or north-east of the plot.

Also worth asking: ground and previous use

Classical texts describe simple soil tests, such as digging a pit and refilling it to see whether earth is left over, and ask what the land was used for before. Today a ground investigation answers the practical side, and your solicitor's environmental search reports historical land use, which is worth reading with both lenses in mind.

Questions to take on the site visit

What does the compass read along each boundary? Photograph the screen at every edge.
Which way does standing water or run-off move after rain?
Where exactly does the access join the road, and from which direction will you arrive each day?
What lies beyond each boundary: houses, fields, a substation, a busy junction?
Does the title plan from HM Land Registry (or the Registers of Scotland) show the same shape you see on the ground?

Visit at different times of day if you can. The way light falls across the plot in the morning and evening tells you a great deal about the north-east and the south-west in practice.

When planning rules fix the orientation

In the UK, the local planning authority shapes where a new house can sit. Building lines, distances to neighbours, overlooking, trees and access all limit the footprint, and you may not be able to turn the house to face north or east. That is normal, and it is why Vastu earns its keep at the design stage: the entrance, kitchen, staircase and main bedroom can usually still be placed thoughtfully inside whatever envelope the permission allows.

A short brief for the architect usually covers:

the main entrance in one of the favoured sections of its wall;
the kitchen towards the south-east, or the north-west as an alternative;
the main bedroom towards the south-west;
stairs towards the south or west, with the north-east kept open and light.

Bring your Vastu notes to the architect early, before drawings are submitted. Moving a room on a sketch is simple; once plans are approved, a change that moves doors or windows may need the permission amending.

How a reading supports the purchase

The Energy at Home / New Home session brings together the home's horoscope, Vedic astrology, Vastu Shastra and Feng Shui. For a plot that will become your new home, that means looking at the site plan, your photos and compass readings, and the charts of the people who will live there, in a 45-minute online session. When you are ready to break ground, a date for the bhoomi pujan can be chosen through the Magic of Lucky Dates & Times service.

Frequently asked questions

Can an irregular plot still work?

Often, yes, by squaring the built area and using the leftover pieces as garden or service space.

Is a plot with a road on the south a bad buy?

Not on its own. Road position is one factor among several, and shape, slope and layout can balance it.

Does Vastu replace a survey?

No. Title, planning, flood risk and ground conditions are for your solicitor, planning consultant and surveyor. Vastu adds a separate lens on top of their work.

What should I send for a plot reading?

The listing, the site or title plan, photos of each boundary, your compass readings and the birth details of the household.

Thinking of buying land? Send your question through the enquiry form with the plot details, and I will reply with how a reading could help before you make an offer.
